A Reliable Carpenter in Falcon

We often hear it. Tradies being a nightmare to deal with. Whether it’s a confusing quote, timelines that have blown out, or just a lack of communication, working with a tradie can be frustrating.

You book someone in, they seem fine at the start — then the calls stop getting answered. The job drags on. You’re not sure if the price you agreed to is still the price you’ll pay. You realise you’ve become the project manager for a job you’re paying someone else to run.

It’s exhausting. And it shouldn’t be this hard.

That’s where Andrew at Breezebay Carpentry can help. As a fully qualified carpenter, Andrew provides a professional, hand-crafted finish rather than just a handyman patch-up. You deal directly with the person doing the work.

Falcon House Additions: Council Rules

Falcon falls within the City of Mandurah local government area, and adding to your home often brings up the question of building permits.

If you’re planning an alfresco or patio addition, a new deck, or a timber structural extension, council rules strictly dictate what requires formal approval before starting.

When Do You Not Need a Permit?

Typically, minor structures are exempt from requiring a permit in the City of Mandurah. A freestanding, unroofed pergola that is small in area and low in height often doesn’t need one. Likewise, a basic ground-level timber deck that is less than 500mm above the natural ground level and complies with boundary setbacks may also be exempt from a building permit.

When is a Permit Required?

You will certainly need a building permit for any structural house extension, any roofed patio or alfresco attached to the home, and any deck elevated more than 500mm above ground level. These structures must comply with the Building Code of Australia for structural integrity, wind tie-downs, and boundary fire separations.

As an experienced local carpenter, Andrew can help you understand the practical requirements for your property, ensuring any addition to your Falcon home is built safely, correctly, and to a professional standard.

Falcon Carpentry FAQs

Yes. Based locally, we service the entire Mandurah region, including Falcon. From hanging internal doors to building large timber decks and home extensions, we will take on projects of all sizes, providing we have the availability to do it properly.

Falcon is part of the City of Mandurah local government area. Ground-level decks (under 500mm high) and small, unroofed pergolas typically do not require a building permit if they meet boundary setbacks. However, any structural roofed patio, alfresco, or elevated deck will need formal building approval. We can advise you on what is required when assessing your site.

Yes. Andrew has over 27 years of experience and holds an official carpentry qualification. This ensures your home isn’t just getting patched up by a handyman, but built or renovated with professional trade standards.

We tell you before we do it, not after. If something unexpected comes up on site — such as hidden timber rot or uneven foundational work — you’ll hear about it the same day, what it’ll cost, and whether it actually needs doing. You decide. Always.

We write quotes in plain language — clear scopes of work, so you know exactly what each part involves and why. If something on our quote isn’t clear, just ask and we will explain it simply.
