Timber frame walls are the structure that holds your home together. They carry the weight of the roof and upper floors (load-bearing walls) or they divide internal spaces (partition walls). If you’re adding a new room, converting a garage, or extending your house, you’re building timber frame walls.
It’s not complicated work, but it is structural work. The framing has to be straight, square, level, and built to Australian standards. If it’s not, everything that comes after — gyprock, doors, windows, cabinetry — will fight you.

The frame sits behind the walls you see. It’s not visible once the job is finished, but it’s the reason the job stays finished.
There’s a practical difference between a load-bearing wall and a partition wall, even though both use timber frames.
Load-bearing walls carry the weight of the structure above them. They hold up the roof, the upper floor, or the ceiling joists. You can’t just remove a load-bearing wall without supporting the load somewhere else. That usually means an engineer’s report and council approval.
Partition walls divide internal spaces. They don’t carry structural loads. They’re built to the same standards (straight, square, level, braced), but they’re not holding the house up. Removing or relocating a partition wall is simpler — no structural engineer required in most cases.

Both types of walls start the same way: bottom plate, studs, top plate, noggings. The difference is what happens if you remove them.

In WA residential framing, you’re typically looking at treated pine or hardwood timber.
Treated pine (H2 or H3 grade) is the standard for internal framing and most external walls under a roof. It’s kiln-dried, chemically treated to resist termites and rot, and dimensionally stable. It’s also cheaper than hardwood. For partition walls and most load-bearing walls in a standard extension, treated pine is what we use.
Hardwood (usually jarrah or wandoo in WA) gets used in two situations: external bottom plates exposed to weather, and situations where the extra strength or durability matters (heavy roof loads, long spans, coastal environments). Hardwood is denser, heavier, and more expensive. It’s not the default choice, but it’s the right choice when the job needs it.
The studs are typically 90mm x 45mm (standard wall thickness) or 70mm x 45mm (thinner partition walls). We space them at 450mm or 600mm centres depending on the load and the span.
The timber arrives pre-cut or we cut it on site. Either way, it’s selected for straightness before it goes in the wall. Twisted or bowed studs create problems when you try to hang gyprock.
AS1684 is the Australian standard for residential timber framing. It covers everything: stud spacing, bracing requirements, fastener schedules, span limits, notching and drilling rules.
If you’re building in WA, your framing has to comply with AS1684. The building surveyor checks it. If it doesn’t comply, you don’t get occupancy approval.
The standard exists because timber framing is structural. Get the span wrong and the wall sags. Get the bracing wrong and the wall racks in high wind. Get the fasteners wrong and the connections fail.
A qualified carpenter knows AS1684. We don’t have to look up the span table every time we frame a doorway — it’s second nature. But if the job involves something unusual (long spans, heavy point loads, non-standard wall heights), we check the standard and we get it certified if required.
Compliance isn’t optional. It’s the baseline for getting the job signed off.
Timber framing follows a sequence:
The framing stage typically takes 2-5 days for a single-room extension, longer for multi-room jobs. It’s not the slowest part of the build, but it sets the pace for everything after.
Framing is the anchor point for almost every other trade on the job.
Electricians run cables through the studs. We drill the holes in safe zones (no closer than 50mm to the stud edge, no bigger than 1/3 the stud depth) so the cables don’t compromise the timber and the gyprock screws don’t hit them later.
Plumbers run pipes through the frame. Same rules: we mark safe zones, they work within them. If a pipe run needs a deeper notch, we add a trimmer stud or a steel strap to restore the structural capacity.
Gyprockers fix sheets to the studs. If the studs aren’t straight or the spacing is inconsistent, the gyprock won’t sit flat. We frame knowing the next trade has to fix something to it.
On most jobs, the sequence is: framing → rough-in (electrical, plumbing) → frame inspection → insulation → gyprock. We coordinate timing so trades aren’t waiting on each other. If you’re project-managing the job yourself, we’ll tell you when to book the electrician.
In WA, most structural work needs a building permit. That includes timber framing for:
You don’t usually need a permit for non-structural partition walls (internal walls that don’t carry a load), but you do need one if the work involves plumbing, electrical, or structural changes.
The permit application includes structural drawings and an engineer’s certificate (if the design involves non-standard loads or spans). We don’t handle the permit process — that’s your job or your building designer’s job — but we can tell you what you’ll need and we build to the approved plans.
Once the permit is issued, the building surveyor schedules inspections. The frame inspection happens after the framing is complete but before it’s covered. If the framing passes, you’re clear to proceed.
Skipping the permit is a bad idea. Council can issue a stop-work notice, require you to pull the frame down and start again, or refuse occupancy approval. It’s not worth the risk.
