What Timber Frame Wall Construction Means

Timber frame walls are the structure that holds your home together. They carry the weight of the roof and upper floors (load-bearing walls) or they divide internal spaces (partition walls). If you’re adding a new room, converting a garage, or extending your house, you’re building timber frame walls.

It’s not complicated work, but it is structural work. The framing has to be straight, square, level, and built to Australian standards. If it’s not, everything that comes after — gyprock, doors, windows, cabinetry — will fight you.

The frame sits behind the walls you see. It’s not visible once the job is finished, but it’s the reason the job stays finished.

Structural Walls vs Partition Walls

There’s a practical difference between a load-bearing wall and a partition wall, even though both use timber frames.

Load-bearing walls carry the weight of the structure above them. They hold up the roof, the upper floor, or the ceiling joists. You can’t just remove a load-bearing wall without supporting the load somewhere else. That usually means an engineer’s report and council approval.

Partition walls divide internal spaces. They don’t carry structural loads. They’re built to the same standards (straight, square, level, braced), but they’re not holding the house up. Removing or relocating a partition wall is simpler — no structural engineer required in most cases.

When we quote a job, we tell you which walls are structural and which aren’t. If you’re opening up a room or moving a wall, we’ll let you know whether you need an engineer before we touch anything.

Both types of walls start the same way: bottom plate, studs, top plate, noggings. The difference is what happens if you remove them.

Where Timber Framing Gets Used

We frame walls for:

  • Home extensions — adding a new bedroom, granny flat, or sunroom
  • Garage conversions — turning a single or double garage into a habitable room
  • Room additions — carving out a study, walk-in robe, or ensuite from existing space
  • Internal reconfigurations — moving walls to open up the kitchen, close off a theatre room, or add storage
  • Attic conversions — building load-bearing walls to support a new habitable floor in the roof cavity

Most of these jobs involve both structural framing (walls that hold something up) and partition framing (walls that divide spaces). We handle both. If the job needs an engineer’s sign-off, we’ll tell you upfront.

The common thread: you’re adding usable space to your home without moving. The framing is what makes that space structurally sound and council-approved.

Materials: Hardwood vs Treated Pine

In WA residential framing, you’re typically looking at treated pine or hardwood timber.

Treated pine (H2 or H3 grade) is the standard for internal framing and most external walls under a roof. It’s kiln-dried, chemically treated to resist termites and rot, and dimensionally stable. It’s also cheaper than hardwood. For partition walls and most load-bearing walls in a standard extension, treated pine is what we use.

Hardwood (usually jarrah or wandoo in WA) gets used in two situations: external bottom plates exposed to weather, and situations where the extra strength or durability matters (heavy roof loads, long spans, coastal environments). Hardwood is denser, heavier, and more expensive. It’s not the default choice, but it’s the right choice when the job needs it.

The studs are typically 90mm x 45mm (standard wall thickness) or 70mm x 45mm (thinner partition walls). We space them at 450mm or 600mm centres depending on the load and the span.

The timber arrives pre-cut or we cut it on site. Either way, it’s selected for straightness before it goes in the wall. Twisted or bowed studs create problems when you try to hang gyprock.

AS1684 and Why It Matters

AS1684 is the Australian standard for residential timber framing. It covers everything: stud spacing, bracing requirements, fastener schedules, span limits, notching and drilling rules.

If you’re building in WA, your framing has to comply with AS1684. The building surveyor checks it. If it doesn’t comply, you don’t get occupancy approval.

The standard exists because timber framing is structural. Get the span wrong and the wall sags. Get the bracing wrong and the wall racks in high wind. Get the fasteners wrong and the connections fail.

A qualified carpenter knows AS1684. We don’t have to look up the span table every time we frame a doorway — it’s second nature. But if the job involves something unusual (long spans, heavy point loads, non-standard wall heights), we check the standard and we get it certified if required.

Compliance isn’t optional. It’s the baseline for getting the job signed off.

The Build Process

Timber framing follows a sequence:

  1. Layout. We mark the bottom plate positions on the slab or floor. This sets the wall location. We check it’s square to the rest of the house and parallel to existing walls.
  2. Cut and assemble the frame. Bottom plate, top plate, studs, noggings (horizontal bracing between studs), lintels over door and window openings. We build the frame flat on the ground or slab, then stand it up and brace it temporarily.
  3. Plumb, level, and fix. We check the frame is plumb (vertical) and level (horizontal), then fix it to the floor and tie it to adjoining walls or ceiling joists. This is where the wall becomes part of the structure.
  4. Bracing. Diagonal bracing or sheet bracing (plywood or similar) goes on to stop the wall racking (twisting under lateral load). AS1684 specifies how much bracing you need based on wind zone and wall length.
  5. Services rough-in. Once the frame is up, electricians and plumbers run their cables and pipes through the studs. We’ve already marked safe zones for drilling and notching so services don’t compromise the timber strength.
  6. Inspection. The building surveyor inspects the framing before it gets covered. If it passes, you move on to cladding (external) or lining (internal).

The framing stage typically takes 2-5 days for a single-room extension, longer for multi-room jobs. It’s not the slowest part of the build, but it sets the pace for everything after.

Working With Other Trades

Framing is the anchor point for almost every other trade on the job.

Electricians run cables through the studs. We drill the holes in safe zones (no closer than 50mm to the stud edge, no bigger than 1/3 the stud depth) so the cables don’t compromise the timber and the gyprock screws don’t hit them later.

Plumbers run pipes through the frame. Same rules: we mark safe zones, they work within them. If a pipe run needs a deeper notch, we add a trimmer stud or a steel strap to restore the structural capacity.

Gyprockers fix sheets to the studs. If the studs aren’t straight or the spacing is inconsistent, the gyprock won’t sit flat. We frame knowing the next trade has to fix something to it.

On most jobs, the sequence is: framing → rough-in (electrical, plumbing) → frame inspection → insulation → gyprock. We coordinate timing so trades aren’t waiting on each other. If you’re project-managing the job yourself, we’ll tell you when to book the electrician.

Home Extensions Over 10sqm

Any extension larger than 10 square metres requires a building permit in WA. This includes structural timber framing and associated work.

Garage Conversions

Converting a garage to a habitable room needs a permit. The work often involves structural changes, plumbing, and electrical — all of which require approval.

Load-Bearing Walls

Alterations to load-bearing walls or changes to the building's structural load path must be permitted. An engineer's certificate may be required for non-standard loads or spans.

Frame Inspections

The building surveyor schedules a frame inspection after framing is complete but before it's covered. Passing this inspection is required before proceeding.

Council Approval: When You Need It

In WA, most structural work needs a building permit. That includes timber framing for:

  • Home extensions over 10sqm
  • Garage conversions to habitable rooms
  • Alterations to load-bearing walls
  • Any work that changes the building’s structural load path

You don’t usually need a permit for non-structural partition walls (internal walls that don’t carry a load), but you do need one if the work involves plumbing, electrical, or structural changes.

The permit application includes structural drawings and an engineer’s certificate (if the design involves non-standard loads or spans). We don’t handle the permit process — that’s your job or your building designer’s job — but we can tell you what you’ll need and we build to the approved plans.

Once the permit is issued, the building surveyor schedules inspections. The frame inspection happens after the framing is complete but before it’s covered. If the framing passes, you’re clear to proceed.

Skipping the permit is a bad idea. Council can issue a stop-work notice, require you to pull the frame down and start again, or refuse occupancy approval. It’s not worth the risk.

Timber framing costs vary based on the size of the job, the complexity, and whether it’s structural or partition work. These are rough guides for Perth residential jobs in 2025:

  • Single internal partition wall (non-structural, 3m long, 2.4m high): $400-$800 framing only. Add $300-$600 for gyprock and finishing.
  • Small room addition (12-15sqm, four walls, standard ceiling height): $2,500-$5,000 for framing. Add more for doors, windows, external cladding, and services rough-in.
  • Garage conversion framing (single garage, around 18-20sqm): $3,500-$6,500 for internal walls, insulation prep, and door/window framing. Doesn’t include roller door removal, slab prep, or external cladding.
  • Home extension framing (20-30sqm, load-bearing walls, roof tie-in): $6,000-$12,000+ depending on complexity and whether roof framing is included.
